Policies


RESERVATIONS: All reservations must be guaranteed with a major credit card to reserve a room.  The Blackberry Inn B&B accepts VISA, MasterCard, and Discover Cards. All reservations must be made in advance. We do not accept walk in guests.

 
DEPOSIT: The Blackberry Inn Bed & Breakfast will require a deposit of 1 nights Room & Tax when making your reservation. 


REFUNDS: All refunds are subject to a 15% processing fee to include credit card, channel management and systems administrative fees charged to The Blackberry Inn Bed & Breakfast. Please allow 30 days for refunds to be processed by The Blackberry Inn Bed & Breakfast.


PAYMENTS IN FULL  Payment in full will be due 14 days prior to your reservation check in date or within 14 days of your arrival date.  If you would like to make your final payment with another form of payment, please contact the B&B at 607-535-2300 before 14 days prior to your arrival. If we do not hear from you, we will charge your credit card on file that you used to make your initial reservation and deposit.


OTA BOOKINGS: (Expedia Group Lodging Partners) will require payment in full when making your reservation. 


EXPEDIA GROUP LODGING PARTNERS: Expedia, Hotels.com, VRBO, EGENCIA, Trivago, Home Away, Orbitz, Travelocity, Hotwire, Wotif, Ebookers, Cheap Tickets, Classic Vacations, Vacation Rentals, Lastminute.com.au.

MINIMUM STAY REQUIREMENTS: The Blackberry Inn B&B will require a 2-4-night minimum stay on weekends, holiday, event, and race weekend/weekdays.


GUEST ROOM RATES: All guest room rates are subject to 8% New York State sales tax and 4% Schuyler County occupancy tax. Rates are based on double occupancy. Maximum guests per room are 2 people.

 

COMPLIMENTARY BREAKFAST: A farm to Table Country Breakfast is included in your guest room rate daily. 


TAX EXEMPT ORGANIZATIONS: Guests requesting to be exempt from New York State sales tax and Schuyler County occupancy tax must have a completed ST-119.2-1 Certificate completed by your exempt organization. 


CANCELLATIONS OTA BOOKINGS: Expedia bookings and their partners are subject to the terms defined when booking the reservations. All OTA bookings are booked with advanced payment and are non-refundable. In the event that you do need to cancel we will issue you a property gift certificate to use within one year from the date of your cancelation.   


CANCELLATIONS: With 3 rooms' last-minute cancellations can significantly affect our business. Therefore, the Blackberry Inn B&B will require a 28-day notice on all cancellations on bookings.


Cancellations made with less than 28 days to the arrival date will be charged 1 night's room rate.

Cancellations made with less than 21 days to the arrival date will be charged 2 night's room rates.

Cancellations made with less than 14 days to the arrival date will be charged your entire stays room rate.

 

TO CANCEL A RESERVATION: To cancel a reservation please forward your confirmation to: pleasecancelmyreservation@gmail.com. And state the reason you want cancel. Deposit refunds will be subject to all of the confirmation/booking terms of your reservation. Please allow up to 30 days to receive your cancelation refund.  Please refer to our Refund Policies regarding fees and processing times.


GUARANTEED NO SHOWS: Guaranteed no shows will be charged your entire stays room & tax revenue.

     

EARLY DEPARTURES: There will be no refunds for early departures.


CHECKING-IN: We have gone to a keyless check in procedures at The Blackberry Inn Bed & Breakfast offering you a flexible check in experience. Guest rooms will be ready by 2:00 PM daily and you can check in any time after 2:00 PM.   


You will receive an email, 48 hours out, with your Front and Guest Room Door codes and instructions.  If you do not receive your instructions, please call us 24 hours before your arrival date at 607-535-2300.


Please join us at 4:30 PM for a welcome meet & greet in the guest living room. Come meet your fellow guests and Innkeepers.


CHECK-OUT: Check out is at 10:00 AM. We cannot accommodated late check outs.

 

BREAKFAST OPTIONS: Guest have the option of booking our "Classic Bed & Breakfast Experience" with breakfast served

in the guest dining room at 8:30 AM sharp, or they can have "Breakfast on the Go" at our Bakery & Café on Franklin Street in Watkins Glen, just a short walk from the Inn,  from 7:00 AM to 11:30 AM.   

 

ALCOHOL: The Blackberry Inn B&B does not serve alcoholic beverages. Wine Glasses and corkscrews are available if you choose to enjoy a bottle of wine that you have purchased from one of our local wineries. We ask that our guest drink responsibly and take into consideration our other guests. Enjoy!

 

SMOKING: The Blackberry Inn Bed & Breakfast is a smoke free environment. Smoking is not allowed on property.

 

PETS: Pets are not allowed.  Moose (Beagle Mix) will make you feel loved and at home.

 

PARKING:  We offer on site and street parking. 

 

CHILDREN: The Blackberry Inn Bed & Breakfast does not accommodate families traveling with children. We are a small boutique Bed & Breakfast that caters to an adult clientele.

 

COVID 19: Our entire team at the Blackberry Inn Bed & Breakfast has been vaccinated with the Moderna Covid-19 Vaccine and booster. We hope all guest have been vaccinated.  We ask that our guest be conscious of safe health measures to ensure your health and the health and safety of our staff, families and community.


We have added refrigerators in each of our guest rooms with individual commercial coffee K Cup makers. Disposable coffee and water drinking cups and condiment packets individually wrapped. Guest room cleanliness has always been a priority for us at The Blackberry Inn Bed & Breakfast. It is our standard procedure to wash all bedspreads and blankets in between every guest.



We have suspended refreshing the guest rooms daily as per lodging CDC protocols. If you would like to have your guest room refreshed, please let us know at breakfast and we would be more than happy to refresh it. 


If we all work together, we can ensure the health and safety of you our guests, our family and our community.
